Official Certification: A detailed “Structural Risk Assessment Report” is submitted to the relevant authorities for approval. Once confirmed, the property is officially flagged for redevelopment or remediation.
2. Strategic Planning & Joint Agreement
Once the structural status is clarified, we work with stakeholders to determine the best redevelopment strategy.
Site & Zoning Analysis: We review current local planning policies, density limits, and environmental regulations to determine the maximum buildable area and potential of the site.
Redevelopment Models: Owners decide on the financial and operational model:
Construction in Exchange for Land Share: A popular model where owners partner with BRENER; new units are shared between owners and the developer.
Revenue Sharing: Owners and the developer share the proceeds from the sale of the new units.
Contracting (Fee-Based): Owners cover the construction costs and hire BRENER solely for project management and construction expertise.
3. Transparent Budgeting & Financial Planning
We provide a comprehensive and transparent budget including all hard and soft costs (construction, permits, legal fees) to ensure no financial surprises.
4. Legal Framework & Contractual Preparation
Drafting legally binding agreements that protect the rights of all stakeholders, clarifying liabilities, timelines, and quality standards in full compliance with local property laws.
5. Design & Statutory Approvals
The creative and legal process of designing the new structure.
Architectural Design: Preparing high-standard concept designs followed by detailed construction drawings (Architectural, Structural, MEP).

6. Demolition & Execution Phase
The physical transformation begins once all legal and technical preparations are complete.
Evacuation & Relocation Support: Owners are guided through the evacuation process. We assist in exploring available government incentives, such as rental assistance or low-interest redevelopment loans.
Controlled Demolition: Demolition is carried out following strict health, safety, and environmental protocols to ensure the safety of the surrounding neighbourhood.

Title Deed Finalisation: New property titles are registered for each independent unit, completing the legal transition to the new structure.
