Our Comprehensive Renovation Process
1. Scoping and Needs Analysis

Discovery & Needs Assessment: We define your expectations—whether it is a cosmetic refresh or a complete structural and utility overhaul. We analyse user profiles and specific spatial requirements.
Budgeting & Financial Planning: We establish the upper budget limits and create a strategic allocation across design, structural works, finishing, and furnishing.
Project Timeline: We develop a realistic schedule, accounting for planning permissions, legal approvals, and long-lead procurement cycles.
2. Surveys and Technical Analysis
A deep understanding of the existing structure is the foundation of our technical approach.
Building Inspection: Site surveys conducted by our architects and engineers to assess the current state of the property.
Measured Survey: Accurate documentation of the existing structure, producing precise floor plans, sections, and elevations.
Systems Audit: Evaluation of electrical and mechanical (plumbing, heating, gas) systems. We identify if infrastructure requires mandatory replacement due to age or safety standards.
Structural Mapping: Identifying load-bearing elements (columns, beams, shear walls) to ensure safe demolition and reconfiguration planning.
3. Design Development and Material Selection
Where aesthetic vision meets functional excellence.
Concept Design: Proposing alternative layouts (reconfiguration, merging spaces) based on your needs until the final concept plan is approved.
3D Visualisation (Rendering): Producing high-fidelity 3D renders to let you experience the final design before construction begins.
Material Specification: Selecting primary finishes (flooring, ceramics, joinery, worktops) while maintaining strict budget alignment.
Detailed Technical Design: Finalising all application drawings, including electrical, plumbing, and lighting layouts, ensuring seamless interdisciplinary coordination.
4. Cost Control and Contractual Agreement
Finalising the financial and legal framework for a transparent partnership.
Bill of Quantities (BoQ): A detailed line-item cost analysis based on final designs and material choices.
Final Proposal: A comprehensive quote including labour, materials, and overheads.
Evaluation & Value Engineering: If necessary, we perform revisions to align the design with the target budget without compromising quality.
Contracting: Signing a formal Renovation Agreement that specifies the scope, budget, payment milestones, and delivery dates.
5. Phase I: Structural and Infrastructure Works (The Shell)
Demolition & Strip-out: Systematic removal of old flooring, joinery, fixtures, and redundant utility lines. Debris is managed and disposed of according to environmental regulations.
Structural Alterations: Constructing new walls and partitioning as per the design. Any intervention in the load-bearing system is executed strictly under engineering supervision.
First Fix (Utilities): Installation of electrical wiring, plumbing, heating (radiators/underfloor), and HVAC drainage within the walls and floors.
Insulation & Plastering: Application of thermal/waterproofing and high-quality plastering to prepare surfaces for the finishing stage.
6. Phase II: Finishing and Decoration (The Interior)
Transforming the site into a living space.
Surface Finishes: Expert installation of ceramics in wet areas (bathrooms/kitchens) and premium flooring (parquet/laminate) in living areas.
Joinery & Bespoke Furniture: Fitting internal doors and installing the framework for custom kitchens, wardrobes, and cabinetry.
Second Fix (Final Fitting): Installation of visible components—switches, lighting fixtures, sanitaryware (toilets, basins, taps), and radiators.
Final Aesthetics & Handover: Application of final paint/wallpaper, installation of skirting boards, and a comprehensive deep clean. A final quality audit is conducted to ensure every detail matches the project specifications.
